BIM & NEC3 - keeping it simple

Building Information Modelling (BIM) & the NEC3® contract – our 7 point guide to keeping it simple.

  1. BIM stands for Building Information Modelling (or Model) which the US National Building Information Model Standard Project Committee define as – 
    “A digital representation of physical and functional characteristics of a facility… and a shared knowledge resource for information about a facility forming a reliable basis for decisions during its life-cycle.”
  2. In simple terms, it facilitates the process of managing assets collaboratively using one coherent system of computer models rather than separate sets of drawings.
  3. It’s the 21st century version of knowledge management, building on our paper based systems, Computer Aided Design (CAD) and electronic document management.  It can also incorporate elements of time, cost and facilities maintenance thereby creating a “6D” model.
  4. BIM level 2 ( will be mandated for all UK Government works from 2016.
  5. The NEC3 authors have produced a “how to….” guide for using BIM with NEC3 contracts.  This sets out how the provisions of the Construction Industry Council (CIC) BIM protocol are integrated with their contract forms and provides guidance on how to implement standard drafted additional clauses, including BIM related compensation events.  The CIC BIM Protocol is effectively split between additional conditions of contract and provisions to be included in the Works Information.
  6. BIM is knowledge management, the NEC3 contract is still the contract! Knowledge can be shared within the BIM environment, however this doesn’t negate the requirement to complete contract administration processes.  This is analogous to sharing updated drawings through a document management system and in parallel recording any instructions or notifying matters relating to this updated information.
  7. NEC3 contract management is not a process within BIM, it sits alongside the knowledge sharing environment, however it’s critical that project participants have a clear understanding of the Contract Data and Works Information in order to adequately manage the contract processes alongside collaboratively engaging in Building Information Modelling.
